Ninety days before the end of your lease date, you will receive a link to this guide and a Google Calendar Event invite for your move-out day.
Thirty days prior to the end of your lease date, we will send you a reminder of your move-out day with a unique link to our Move-Out Form. (If you do not complete the form, we will send you a reminder email one week before your move out.)
In the Move-Out Form, we will ask you for an address to send your security deposit to. We are required by law to mail your security deposit to you, but we need your forwarding address to do so. If multiple people are on the lease, we will send a check to one person for you to divide up.
We will deduct money from your security deposit for damages beyond normal wear and tear. Please consult your lease or our Security Deposit Guide to understand what may be deducted from your Security Deposit.
In addition, your security deposit can be charged for items left behind at the end of the lease and for any unpaid rent or utilities. Any remaining security deposit return will be postmarked within 30 days of the end of the lease.
In the Move-Out Form, we will also ask for confirmation on the following --
Before you moved in, the property was cleaned and all maintenance issues addressed. We expect that the property is left in the same or better condition as when you moved in. Any damages above normal wear-and-tear or items that are left behind will be cause for a deduction from your security deposit. Please consult our Tenant Cleaning List as you clean your unit.
Other notes and considerations --
If you were responsible for utilities, please do not forget to have the DTE and City of Ann Arbor Water (or applicable Water utility) taken out of your name at the end of your lease term. Please have the final bills sent to a forwarding address.
If you fail to do remove utilities from your name, and pay any final charges, we will deduct any unpaid charges from your security deposit, and an additional $50 utility processing fee per instance.
You do not need to do anything to transfer utilities to Baker Street. We are enrolled in a Landlord plan with utility providers, therefore utilities will automatically transfer to our name between tenancies, and utility services will not be disrupted.

Cable/Internet: Comcast or AT&T
Please leave building keys, unit keys, storage/safe keys, key fobs, parking passes, garage door openers, or HOA amenity keys on the kitchen counter if you were given any of these. We expect that all sets of keys and openers be returned at the end of the lease. There is a $50 fee if keys are lost or stolen since we will need to re-key the property for the safety of the other residents.
If you have any auto payments set up on your tenant portal, you will need to stop those auto payments.
Kindly complete the Early Move-Out Form if you are planning on moving out early. Please note that moving out early does not relieve your obligation to pay your rent and utilities until the end of the lease term. In addition, by completing this form, you acknowledge that all parties on the lease are moving out early. We do not need to be informed if only one person is moving out early.
